ANT INSHAAT LONG LASTING AND MODERN COMPLEX

Caspian Energy (C.E.): Mr. Ibrahimov, which goals has A.N.T. Inshaat set for today?

Azad Ibrahimov: A.N.T. Inshaat was established in March, 2002 to construct apartment houses and develop as a construction company. Today the company is constructing new comfortable apartment houses. All houses are constructed in ecologically clean areas, are provided with centralized heating, satellite dishes, a security system. Heretofore, the company has constructed and put in commission one apartment house on Inshaatchilar Avenue. Three apartment houses (14, 16 and 18-storied) on Metbuat Avenue are on submission stage to the Government approval.

At the same time the company has started construction of a big residential complex consisting of ten-storied buildings for 7 different co-operatives.

New residential complexes in Yeni Yasamal settlement are under construction on different stages (7 blocks are on the final stage, 5 blocks are on the level of the third floor, and 2 more blocks are on the digging stage). At present, A.N.T. Inshaat is implementing a big project in Sulu-Tepe settlement as an order of the Ministry of Communications and Information Technology. According to the project plan, 5 buildings have already been constructed, 3 of them have been repaired. It is a very interesting project, we are constructing 4 and 6-storied residential complexes.

All utilities problems (gas, sewerage and water lines) are settled and brought into the complex in 4 ha territory. The flats of these buildings are relatively small. There is a big yard with necessary conditions - children’s playground, water pools, a boiler-room. We are planning to set up automatic system of a multilevel garage.

Our company has won a tender on constructing a building for the Azerbaijan State Economic University on Hasan Aliev Street. Today, the last floor of the building is under construction.

C.E.: You have mentioned that your company is engaged in interior arrangement for apartment buildings.

Azad Ibrahimov: We are engaged not only in construction, but in interior arrangement, as well. We have established on high level the furniture production, also inner doors and floors, furniture production for apartments and office buildings. The whole equipment for furniture production is brought from Italy. We do not stop on the achieved results; we update our equipment constantly.

Besides it, we are carrying out buildings facing on good-quality level. We use special advanced technology based product of aluminum composition for facing, called Alicobond. We have done this kind of work in the city hospital in Siyazan, for Delta-Telecom’s building, for Uns-Theatre in Neftchilar Avenue, for the Oil Field Employees Polyclinic, etc.

We have purchased necessary advanced technology devices for providing facing on high level. In spite of our high prices, this works permit to provide heat, sound and waterproofing buildings and constructions.

Out company also has a metal working shop equipped with full set of equipment for producing safety doors, hand-rails, cupboards and etc.

C.E.: How much attention does the company pay to the quality of construction works and materials?

Azad Ibrahimov: In spite of the fact, we working with professional constructors and architects and meet their requirements, we do not interfere with the qualitative issues in designing process, we mainly provide consultations. We have experienced constructor-engineers, with whom we analize strength and seismic stability of the constructions.

Regarding quality of the materials we use in construction, they meet the all Union State Standards. As for the cement purchase, we have already signed an agreement with Garadag-Cement JV for purchasing its products. Other materials are purchased at the plants or dealers, which have certificate of origin, including fittings and cement. Our company cooperates with Dadashov Institute, and its specialists carry out analyses on compliance of all these material to the required norms. Mainly, the specialists analyze our concrete. As you know, concrete has such a quality to prove its quality after a number of years. Recently we have examined the concrete filled about 3 years ago, it scored 400 points, though it got 300 point during project filling.

Though the fact is prove that the quality of concrete depends not only on cement quality, but on high-quality parameters (cleanness, hardness and etc.) of the used inert materials, as well. The correctly chosen source materials permit to produce high-quality concrete. Due to this factor we are thoroughly fulfilling all the requirements of Dadashov Institute.

The company has its own technology on concrete-making, its transportation, and we have supply-pumping machinery. Today the common production power of our plant comprises 45 cub.m. concrete 24 hours, that permits us to provide our constructions with necessary materials.

We use only certified goods on our grounds. We are cooperating with official organizations, which pay their taxes. This can be called a proper production.

C.E.: What would be the average rated life span of building commission by your company?

Azad Ibrahimov: I believe, they are long lasting. The linear construction method adopted by our company helps in building these construction for life. We have already discussed that concrete has a quality to improve its quality indicators. For now no scientist can say for sure when concrete will stop gaining points, in 100 or 200 years.

Though not all the buildings are monolithic (the same type construction), there are definite combinations. For example, we have a building in Sulu Tepe, which is built of stone, brick and column. The higher buildings and constructions are built as linear- skeleton monolith, but we have not passed on full monolith yet. In future considering the height of buildings, maybe we will not transferred to complete monolith or iron construction, and such projects are not used in Azerbaijan as yet.

C.E.: How do you think what is special about your constructions?

Azad Ibrahimov: Every house must have comfortable wide yard, children’s playground, and we pay special attention to competent solution of utility problems. I cannot imagine high-buildings situated within 15-20 meter from each other. Children must not stay at home 24 hours a day. Neighbors must meet in the yard, not in the flats. People must walk freely, breeze fresh air, speak in the yard. This is one of the main aspects for us; it is a proper approach to people.

We construct mainly on spacious grounds and do not fill the place with a big number of buildings. We follow this principle everywhere - in Sulu Tepe, Yeni Yasamal, Metbuat Avenue, Inshaatchilar Avenue and etc. If there are no conditions for a constructing a yard, but the place itself is situated in a good area, we reject the project.

The skilled specialists on design and repair can meet in unique way any taste. Our design-group can solve successfully all the interior and exterior problems.

Our buildings meet all the security requirements, seismic stability. As to seismologists, under maximum scale in the nearest seismic centers (Mahachkala, Caspian Sea, Astara and Bado), which can roll to Baku, the tremors can be felt here at 7-7,5 on the Richter scale. Our buildings withstand earthquakes minimum 8-8,5 on the Richter scale.

Besides, we serve the houses ourselves, provide all utility dues, and select employees for serving the buildings. Our company is fundamental and we are not going to give our apartment houses for another company’s management.

The prices of our apartments are fixed according to the market. Today we have an opportunity to develop, extend our activity and there are no serious problems related to sale of our products. However, I would not agree with the opinion that there is a construction boom observed in Baku. If you calculate the market demands, then the buildings constructed and the structures cover only small part of consumer’s market. As the country continues developing, construction will also continue in Azerbaijan.

C.E.: How much attention does your company pay to social and professional problems?

Azad Ibrahimov: The men of absolutely different age – from young specialists to agedineer are working in the company. Today we can verify that the graduates of Azerbaijan Architecture and Construction University, taken on three years ago, are able to carry out building and structure construction without assistance. About 500 employees are placed on constant grounds. In spite of the fact that today there is no day off in many construction enterprises, but Sunday - is a usual holiday in ANT Inshaat. We pay special attention to safety measures, all the employees are provided with special uniforms. Along with it we provide our employees with high-quality food, and we have first-aid posts.
